A Home For $1,000 Out Of Pocket?

The $1,000 Out Of Pocket financing program is designed to place families into a new home with a minimal out of pocket expense. Banks typically ask for 5% to 20% down plus closing costs which is hard for a typical family to find. Due to the increased cost of living, divorce, child care, etc. the problem is not making the monthly payment, but coming up with the down payment.


The customer who qualifies for this program typically has good employment, good income and decent credit but just has not been able to save a substantial down payment. Please note, we can work with bruised credit and many of our customers have been denied loans at other banks.

You can choose from our 1,600 standard floor plan selections, customize the standard plan or come up with your own floor plan. As as added benefit you can also build on land that you choose. The construction loan can give you money to pay for 100% of the land cost. Bottom line is that you can choose your floor plan and build it in a neighborhood of your choice. Our aggressive financing can be the difference between you being able to build a home or not being able to afford one.


What Is The Catch?

People ask "What is the catch?" There are two catches. First, you must be able to afford the monthly payment. Second, you must be an owner involved builder and purchase a Panalized Home Package from Landmark.

An owner involved builder is much as it sounds. Landmark's customers coordinate the building of their home and may do some of the work themselves. This leads to a considerable savings in dollars compared to hiring someone to build the home. It does not make much sense to pay someone to do work that you can do yourself. This work that you do yourself then is considered "sweat equity" which is then considered your down payment. The value of your "sweat equity" depends on the work you do.

It is kind of nice to think that there is an opportunity for only $1,000 to build your own home and move into it with an equity position. We have had customers with over $200,000 equity after they completed their home. It only costs $1,000 out of their pocket.


What Is The $1,000 For?

The $1,000 is used to develop plans for your home and obtain an appraisal on your property. We generally break this down as $600 for plans and $400 for the appraisal. Each of these processes involves a variety of professional people to accurately design and appraise your home. As this is an actual expense necessary to properly plan and finance your project, we cannot refund money for these items once the plan and appraisal processes have been commenced.

We will develop a set of plans which include the floor plans, four elevations and preliminary foundation plans. For free, we will do a couple revisions. With these sets of plans you can obtain estimates to build your home and we can use them to obtain the appraisal. At times, we can supply more detailed information which may be required for your individual project.

Once you finalize your plans and place your new home order with Landmark, we will do the final engineering and supply the Landmark Construction Plans to build your new home. This is an exciting process to begin the building of your new home.

1.   Fill Out the Pre qualification Authorization Form and fax or mail it to Landmark. There is no cost to do this!
2.   Look for land and a house plan you would be interested in.
3.   A Landmark Representative will call you back with a pre qualification amount and review the project with you.
4.   Mail in the $1,000 so we can develop your plans and begin developing your financing program.
5.   Once the financing is in place and we have finalized paperwork for your new home, we will develop the final set of Landmark Plans for your new home.
6.   Congratulations! You are now ready to build your new home.
