These are not modular or trailer homes. Our home kits are more efficient method of custom stick building. Customers appreciate the control they have with our custom design and kit home packages. We can design the home plan that you want. You are not restricted by the production lines or delivery methods of trailers or modular units. Inspections are completed just the same as a custom built home. Assembly is just like a stick built home. We just deliver components to be put in place. Faster and controlled with the best quality.
All of our customer’s homes are customized to their wants and needs. We have full home design capabilities so you don’t need an Architect. This includes preliminary architectural design, final architectural plans for permit application, structural engineering, energy and green codes and site plans. Your home is customized to your needs and building specific building site. We work with your building department so that the home plans are complete for a permit application. We quickly take care of any building department checklist items at no additional cost.
We can also supply electrical and plumbing diagrams, work with your fire sprinkler designers, hvac designer and any other necessary trades to develop the complete building permit application package. It is the attention to the home plan and design details which will make your building permit, building and inspection processes much smoother.
In areas with higher fire risks we can also develop plans to comply with building department requirements.
Energy efficient designs are our specialty. If you want a “super insulated” home kit or include other energy efficient design features, materials, site orientation, sun analysis, etc. we can help. Energy calculations can be completed for any building department. In many cases, our customers request we add energy efficient features to go beyond code requirements.
Once building plans are completed, we mail them to you so you can submit for the building permits. As part of our service we provide responses to any building department checklist items. This is all part of our service at no additional cost.
Once you obtain permits we project a delivery date for the delivery of your new home kit. We can deliver in four weeks but we can adjust the delivery date if you need longer to install the foundation and prepare the site.
The panelized home kit is then manufactured to match your approved plans so that assembly and inspection processes go smoothly. We supply clear and accurate assembly plans so that your contractor can easily assemble the home package. Each component is numbered and this number matches the components location on the assembly plans. This makes building our home kit a fast and simple process. Customers’ homes are assembled quickly so you can keep to your schedule and budget.
As Landmark provides the plans and kit home you can personalize the home by purchasing the finishing materials such a siding, roofing, cabinets, windows, doors, etc locally. This allows you to personalize your home to your own style and look. You can then select each finishing item to fit within your budget as well. This flexibility will allow you to make sure the home kit is finished as you want it to be. You control the quality and the budget. We can add your details to the plans for any home owners association or architectural review committee requirements.
